  • What are the main benefits to purchasing property at Zion Shores?
    Purchasing a home in Zion Shores comes with exclusive perks that elevate your lifestyle and investment potential, including: ​ Surf Club Membership with Priority Surf Access – As a homeowner, you’ll have priority access to the Perfect Swell Surf Park and UNIT dynamic surf waves through a Club Membership only for these owners. The UNIT standing wave is a built-in owner’s perk, offering continuous, high-quality surf sessions. ​ Complimentary Beach Access – Enjoy full, free access to all the surf viewing along the beach. ​ Exclusive Lagoon Access – The 11-acre community lagoon is reserved exclusively for homeowners and renters. Unlike other surf destinations, this private access means only 65 units share the lagoon—keeping the experience uncrowded and premium.
  • What is the difference between the Premium Select and the Deluxe Fully Custom lots?
    The key difference lies in the home size and customization options: ​ The Premium Select lots offer pre-designed floor plans ranging from 3500-7500sf allowing buyers to select from expertly crafted layouts from an award winning architect; Shawn Patton, that balance luxury and efficiency. ​ The Custom Deluxe lots are reserved for the fully custom home. Buyers can work directly with Shawn to design the plan of their dreams following the CCRs. These lots provide maximum flexibility for buyers who want a one-of-a-kind luxury estate and there are only 10 available.
  • If I want to purchase one of the homes, how much is the deposit and when would the home be done?
    There are two options to secure your lot at Zion Shores: ​ Option 1: Full lot purchase – Most secure and cost e ective. Pay the full amount of the lot upfront to lock in your price and secure your spot in the construction que. ​ Option 2: $10k deposit – Flexible but less secure. A deposit can be made on a lot. Once the plat is recorded, we will require the full amount of the lot paid. However, this doesn’t guarantee your lot. If someone wishes to purchase a lot that has a deposit on it they may do so by paying for the lot in full. The deposit can then be placed on another lot or refunded as requested by the depositor. ​ Construction Timeline – Once your lot is secured and/or purchased, a construction timeline will be given based on the plan selected.
  • What do you expect the HOA dues to cost?
    While the exact amount has not been finalized, we estimate the HOA dues will be in the range of $500-$600/month. These fees will cover ½ of the lagoon fee (the other half will be covered by the UNIT surf wave operations.) Final HOA dues will be determined by the HOA board upon completion of the project.
  • Can I purchase with a friend or family member? Can there be multiple owners to one house?
    Yes, these is flexibility in ownership, including: ​ Individual Ownership – you can purchase the home under your name. ​ Joint Ownership – multiple owners can co-own the home under and LLC or other legal entity making it easier to manage and expense investment property. ​ Corporate Ownership – Homes can also be purchased under a corporation, offering additional investment and tax planning benefits. ​ If you’re considering co-ownership we recommend to consult with a real estate attorney or financial advisor to structure the agreement properly.
  • Can I rent my home?
    Yes! Homeowners have the option to use their property as a short-term rental, making it an excellent investment opportunity with high rental demand due to the unique surf and resort-style amenities However, all rentals must be managed through our in-house rental agency. ​ Fully managed rental service - The in-house rental agency handles marketing, bookings, guest management, and property maintenance, providing a hassle-free rental experience. No Third-Party Rentals - To maintain community standards and ensure quality guest experiences, outside rental management companies (e.g., Airbnb, VRBO, or independent property managers) are not permitted. ​ This exclusive rental program ensures consistent service, property care, and maximized rental income for homeowners.
  • Can I resell my lot?
    You cannot resell your lot or home within the first 3 years of closing.
  • How many total homes will be built that have access to the lagoons and surfing.
    There will be a total of 65 homes, each coming with an exclusive, limited membership that is not available to the public. The membership is transferable to the renters of a home for the duration of the rental. This membership includes: ​ Priority Access to the surfing and surf area Unlimited use of the 11 acre lagoon With no outside memberships available, the members and theirrenters will have exclusive access to the lagoon, ensuring a private and premium experience
  • Can I use my own builder?
    No, all construction is managed by Zion Shores Development to ensure quality, consistency, and adherence to community standards. Homeowners will be able to choose from a selection of approved builders, each vetted for excellence in craftsmanship and design.
  • What are the options and costs to build once the lot is purchased?
    Once a lot is purchased, buyers have several options for building their home: ​ Ready-to-Go Townhomes – Move-in-ready homes with modern designs and premium finishes. Semi-Custom Homes (2,000 – 7,500 sq. ft.) – Choose from pre-designed layouts with the flexibility to select finishes and customize details. Premium Full-Custom Homes (10,000+ sq. ft.) – Fully custom luxury estates designed to the owner's exact specifications. ​ Construction costs vary but will begin around $350 per square foot, depending on design, finishes, and build complexity. For a more detailed breakdown of costs and available home options, contact our team for a consultation.
  • How much surfing am I allotted as an owner?
    Surf time is allotted by week. The exact formula isn’t complete but each membership should get a minimum of 26 hours on PS Zion between M-Th and 18 surf hours between Fri-Sun. The overall formula will be developed by the Club Members, but the fundamental idea is that owners will always have priority, renters second priority and local public can fill in the remaining surf spots. Currently, the formula for surf time allotted to owners and renters is a weekly amount split between weekdays and weekends ensuring priority access to the waves. While the exact scheduling formula is still being finalized, each membership is expected to include: ​ 48 surf hours allotted per week in High-Season during weekdays Monday–Thursday ​ 51 surf hours allotted per week in High-Season during weekends Friday–Sunday The final surf allocation system will be developed in collaboration with Club Members, with the guiding principle that: ​ 1. Homeowners always have first priority 2. Renters receive second priority 3. The local public will be granted access to any remaining surf spots This structure ensures homeowners get the best surf access while maintaining a well-balanced experience for all members.
  • Do owners pay to surf? What are the costs?
    Yes, surfing on Perfect Swell Zion (PS Zion) and UNIT Dynamic waves is a pay-to-play amenity. This model offers several advantages: ​ You only pay for what you use, unlike a country club model where you pay a fixed fee regardless of usage. ​​ Helps keep ownership costs lower by allowing renters and the general public to contribute to club expenses. ​​ Ensures availability by managing demand and maintaining a high-quality experience. ​​ One exception: Owners (not renters) receive a certain portion of free access to the UNIT standing waves, providing private surf sessions at no extra cost. Pricing details for surf sessions will be determined as the club finalizes its membership structure.
  • Is the surfing available to renters? Is it available to the general public?
    Renters – Yes! Renters will have priority access, similar to homeowners,ensuring they can book surf sessions before the general public. ​ General Public – Yes, but only after owners and renters have had the opportunity to reserve surf times. Any remaining slots will be available for public booking on a first-come, first-served basis. ​ This priority system ensures that homeowners and their guests always receive the best access, while still allowing others to experience the world-class surfing amenities.
  • Will there be surfboard rentals? Wetsuit rentals?
    Yes! A surf shop on-site will o er surfboard and wetsuit rentals, ensuring that guests and renters have access to the right gear for their sessions. Whether you're a beginner or an experienced surfer, you'll have everything you need to enjoy the waves.
  • Is there food or concessions available onsite?
    Yes! There will be onsite concessions available for quick and convenient dining. Additionally, a commercial development on the west side of the pool is planning to feature several upscale restaurants, offering a variety of dining options for homeowners, renters, and visitors. More details on restaurant openings will be announced as plans progress.
  • When will the Perfect Swell pool be open?
    The surfing is expected to open in spring/summer of 2027. Updates on construction progress and official opening dates will be provided as the project moves forward.
  • What months do you expect to be operational during the year?
    We expect to be fully operational from February 1 through Thanksgiving. During December and January, there may be limited operations with weekend and holiday hours, depending on demand and weather conditions. More details on the seasonal schedule will be provided as we get closer to opening.
  • What hours of operation do you expect?
    During high season, we expect to operate from 6:00 AM to midnight, ensuring ample surf time for homeowners, renters, and guests. During other seasons, hours may adjust based on demand, with schedules tailored to optimize surf conditions and guest experience. Finalized operating hours will be announced closer to opening.
  • Is the surf pool heated?
    The larger lagoon will not be heated in any way while the traveling surf pool will have a mechanical heat exchange system that transfers heat from the motor room to the water, raising temperatures by up to 10 degrees. Expected water temperatures throughout the year before any heat transfer are the following: ​ 🌞 Summer: Mid to high 80s°F (comfortable for all surfers) 🍂 Shoulder seasons (spring & fall): 70s°F and upper 60s°F ❄ Winter (January): In the 50s°F, but wetsuits will be available for those who want to surf year-round Surfers can expect comfortable water temps for most of the year, with wetsuits recommended during the cooler months for extended surf sessions.
  • Can any of the three surf systems be rented for private events?
    Yes! There will be options to rent any of the three surf systems for private events, group sessions, or special occasions. For details on availability, pricing, and customization options, please contact our team.
  • Will there be lifeguards on duty?
    Yes! We will have a full staff, including lifeguards, lifesaving personnel, and surf instructors, on-site during all operating hours to ensure a safe and enjoyable experience for all guests.
  • Do I need to be an experienced surfer to enjoy the waves?
    Not at all! Our waves are designed for all skill levels, from beginners to advanced surfers. Lessons and coaching may also be available.
  • Who is allowed to access the swimming/paddleboard lagoons?
    Only the 65 home’s owners, guests and renters have access to the lagoon. ​ Access to the lagoon is exclusive to: ​ The 65 homeowners Their guests Renters staying in the community The lagoon is not open to the general public, ensuring a private and uncrowded experience for homeowners and their guests.
  • What type of water quality can I expect in the lagoon?
    The lagoon will be chlorinated and maintained to pool-quality standards, ensuring clean, clear, and safe water for swimming and paddleboarding. Regular testing and filtration will keep the water at the highest quality for homeowners and their guests.
  • How deep are the lagoons?
    The lagoons will feature varied depths to accommodate different activities: Most areas range from 3 to 8 feet deep, providing safe and comfortable zones for swimming and paddleboarding. Near the UNIT surf machines, the depth extends to 20 feet to support proper water flow for wave generation. These depth variations ensure an optimal experience for both recreation and surfing while maintaining safety and functionality.
  • What is the lagoon bottom material?
    The lagoon will have a smooth concrete bottom, designed for comfort, durability, and easy maintenance. This ensures clear, clean water and a high-quality swimming and paddleboarding experience. ​ Note: Sand will not be used in the lagoon or along the shorelines to maintain optimal water clarity and cleanliness.
  • How will you prevent the general public from entering the lagoons?
    Access to the lagoon will be strictly controlled through multiple security measures: ​ Fencing around the perimeter to prevent unauthorized entry ​ On-site staff monitoring access to ensure only homeowners, their guests, and renters are allowed ​ These measures will maintain the privacy and exclusivity of the lagoon for the 65 homeowners and their approved guests.
  • Where does the water come from for the lagoons?
    The lagoon water is sourced from an on-site well and is brackish water, meaning it contains some natural salt. This makes it well-suited for chlorination and pool treatment, ensuring clean and well-maintained water for swimming and paddleboarding.
  • Is there any chance the water source to the lagoons could dry-up?
    No, the water rights secured for the project exceed the amount needed to maintain the lagoons. Additionally, while some tailwater will be allocated for other uses in the area, we have the ability to prioritize lagoon water needs, ensuring a consistent and reliable water supply at all times.
  • Is the lagoon heated?
    No, the lagoon is not heated. Water temperatures will fluctuate naturally with the seasons, providing a refreshing experience year-round.
  • What type of activities will be permitted in/on the lagoon?
    The lagoon is designed for recreational, non-motorized water activities, including: Swimming Paddleboarding Approved water toys (such as inflatables and floatation devices) Other non-motorized water activities ​ For safety and water quality reasons, motorized watercraft and high-impact activities are not permitted.
  • How do you respond to concerns about water usage?
    While it may seem like a large amount of water is needed, the lagoon is actually a highly efficient, closed system designed to conserve and optimize water use. Unlike traditional golf courses or irrigated landscaping, the lagoon: Uses less water annually than a golf course of similar size. Is a self-contained system, meaning evaporation is the primary loss rather than continuous consumption. Utilizes brackish well water, which is not typically used for drinking or irrigation Additionally, the water rights secured for the project exceed the amount needed, ensuring a sustainable and responsible approach to water usage.
